Greater Richmond - A Rich Blend Of Past and Present
Richmond today is a cosmopolitan city
with all of the amenities of the present, yet filled with historical sites
constantly reminding us of our nation's past. Good Ole Southern Hospitality is
still alive in Richmond. Richmond is an area with something for everyone.
Greater Richmond consists of the City of Richmond, Chesterfield County, Hanover
County and Henrico County. Richmond is home for 8 Fortune 500 headquarters, 12
Fortune 1000 headquarters, is a leading manufacturing, distribution, finance
and university center, is the Capital of the commonwealth of Virginia and home
of the Federal Reserve System's Fifth District headquarters.

Richmond's location makes it a special
place. It is approximately 2 hours from Virginia Beach, the Blue Ridge
Mountains and Washington, DC. Transportation to and from Richmond is available
through many means. Richmond International Airport is 10 minutes from downtown
and is served by six major carriers and seven regional passenger airlines and
seven air cargo and cargo charter airlines. There are two general aviation
airports in Hanover and Chesterfield adjacent to industrial parks. Washington
Dulles International Airport is only two hours driving time from Richmond. CSX
and Norfolk Southern Railways provide rail freight service. AMTRAK provides
passenger rail service. The Port of Richmond Terminal is a container and
general cargo facility. It is the only USDA-approved livestock export facility
on the East Coast. Greater Richmond is also within 100 miles of the Port of
Hampton Roads, with service from 75 carriers to 100 foreign countries. Richmond
is served by six interstate highway systems. Public transportation is provided
by the Greater Richmond Transit Company.

Education is a priority in the
Commonwealth of Virginia and in Richmond. The Greater Richmond
Business-Education Partnership is a not-for-profit collaborator of business and
educational organizations focused on the development of a world-class public
education system. New programs are continually being developed and implemented
to maintain and improve the quality of education. Richmond's elementary and
secondary education offers career preparation, college prep and honors/advanced
placement programs. International Baccalaureate and language immersion programs
are also available. Richmond is the home of The Governor's School for
Government and International Studies Opportunity for advanced education abounds
in Richmond. Richmond is home to five four-year institutions, eight two-year
and special institutions, and has eight continuing education branches of large
universities and colleges.
There is a wide variety of housing
types and styles in the Greater Richmond area in city, suburban and rural
locations. Richmond ranked second best in housing affordability out of 75 U.S.
markets, and first on the East Coast in 1997, according to E&Y Kenneth
Leventhal Real Estate Group.

Richmond has 18 hospitals and over 2,000
physicians to serve your healthcare needs. MCV Hospitals has received
international recognition for its work in transplant surgery, gerontology and
cancer research. United Network for Organ Sharing has its national headquarters
in Greater Richmond.
There are four distinct seasons in
Richmond. Summers are warm and humid, winters are generally mild with
occasional cold spells and snowstorms, spring brings showers and fall days are
pleasant with brisk nights.

Greater Richmond cultural offerings
include music, arts, and neighborhood festivals; museums and galleries; and
historic homes and monuments. For the history buff, Richmond offers numerous
historical sites, buildings and battlefields dating back to Colonial times.
Richmond offers over forty museums and art galleries. Richmond is home to
performing arts organizations including the Richmond Symphony, Richmond Ballet,
Virginia Opera, Theatre IV, and Theatre Virginia. There are also numerous dance
troupes with ethnic or international orientation and a variety of musical
styles and traditions represented, such as the Richmond Jazz Society, The
Richmond "Pops" Band and the Virginia Bluegrass and Country Music
Foundation.

If your interests lie in sports and
recreation, Greater Richmond offers many opportunities, including more than
100 local parks, Paramount's Kings Dominion theme park, youth and adult sports
programs, unique urban white water rafting, and 25 golf courses. Richmond is
home to several professional sports including the Richmond Braves, AAA
affiliate of the Atlanta Braves, Richmond Renegades hockey team, Richmond
Kickers, a second division affiliate of the DC United major league soccer team,
Richmond International Raceway which hosts five major NASCAR events annually,
Virginia Vultures roller hockey team, and the NIKE Dominion Open golf
tournament.

Your home has been listed for just a few days, and your real estate agent calls with great news. The people who looked at the house last night have come in with an offer to buy it! When the agents arrive to present the offer, you are excited and hopeful. As they explain the price and terms, however, you feel that the price is a little too low and that the offer contains some terms that will be inconvenient for you to meet. Should you try to work it out or wait for something better? Work it out!
Often the first offer to come in is the best one. When a house is fresh on the market, there is usually a flurry of activity and the buyers who see it during the first few days of the listing are likely to be very interested. If you are fortunate enough to get a solid offer right away, it will probably be to your advantage to accept it or try to work out a compromise.
